This inspection covers the four major components of your home: Electrical, Plumbing, HVAC, and Roof. The primary purpose of this inspection is to determine the age of these components, evaluate their operating condition, and identify any safety issues.The intent of the inspection is to lower the potential risk in insuring your home, ensuring you are not inconvenienced by component failures, and providing a safe environment for the occupants.
This inspection typically takes between 30 and 45 minutes. Access to the inside of the house is required to evaluate these items. Exterior photos of all sides of the home are taken. The roof is inspected and evaluated for its estimated remaining life. The electrical panel cover will be removed and re-installed for this inspection. The other components are photographed, including the manufacturers' identification labels.
Currently, Citizens Insurance requires this inspection for all new policies when the home is 30 years old or older. It is possible that some homes 30 years and older will be required to have this inspection completed at the renewal date; however, this is currently at the discretion of the underwriter.
With this inspection, you will not need a Roof Certification Inspection, as everything in that inspection is covered in the Four Point Inspection.
