What is a Roof Certification?

This inspection is to determine the condition of the roof. The type of roof covering is identified, and the age of the roof is indicated. This information is typically determined by accessing county building permit records to determine the Roof Permit date. If no permit is found, the inspector makes a determination of the age based on several factors, including the type of roof, condition, age of the home, and other considerations.


The inspection also identifies any visible signs of damage or deterioration, such as curling, lifted, loose, or missing shingles or tiles, sagging or uneven roof deck, etc., and any visible signs of leaks. The Roof Certifications also list the approximate remaining useful life of the roof.


This inspection is typically required for new policies and on roofs that are near or over 20 years of age. Sometimes they are requested just to verify the age of the roof and its condition when appropriate documentation is not available.


This inspection usually takes between 20 and 30 minutes. Photos of all sides of the home are included, along with at least three photos of the roof. If you have a Four Point Inspection, this inspection is not required because the same information is included in that inspection.
